Per our Covenants, Conditions, and Restrictions, all building plans for new homes, additions, outbuildings, etc, must be reviewed and approved by the HOA for compliance with the CCRs.
Prior to beginning construction, please complete the Sundance Ridge Homeowners Association Application for Architectural Review and send it for review to info@sundanceridgehoa.com.
Gates will be locked open on Weekdays between 6:00 am and 8:00 am. They will re-open at 2:30 pm and close at 6:30 pm. This will allow the gates to be open during the rush hour periods. The gates will normally be closed during the weekend. You will need to make arrangements for deliveries. The Boards suggestion is to ensure that your name is listed in the call box and have the delivery agent call you and you can remotely let them in.
We have provided a code for the US Mail, Amazon drivers, and the City of OKC for trash pickup.
Each family has a unique code to open the gate. If you need a code, contact us at info@sundanceridgehoa.com.
To open with your PIN, press #XXXX where XXXX is your code.
The gate controller has the ability for a guest to call you and you can remotely open the gates. When someone calls you, it will come from 405-350-5600. You may speak to the person at the gate. If you chose to let them in, press 9 on your phone. If you have not already done so, please complete the form here to submit the family name and the phone number the system will call.
Remote Openers (similar to a garage door opener) are available for purchase from Amazon. Here is a link. They are a LiftMaster 811LM Encrypted Remote. Once you have your remotes, contact us at info@sundanceridgehoa.com for instructions on programming.

Invoices for Regular and Special Assessments will be sent out annually, in January. Invoices will have a due date of 30 days from the date of the invoice. If any assessment is past due, a late fee will be applied, and a new invoice sent. Accounts not paid before March 31 will be sent to collections.
Per the Sundance Ridge Homeowners Association Bylaws and the Sundance Ridge Covenants, Conditions & Requirements, the following is a summary of actions resulting from Non-Payment of Assessments by the due date established by the Board:
Owner or Owners of the lot for which the delinquent assessment is unpaid shall lose the right to cast a vote for that lot until all overdue payments are paid in full.
In addition to the amount due, the Owner agrees to pay the association reasonable attorney fees, interest, and costs incurred.
Interest will be charged at the Prime Rate plus 3% for the period the interest is computed.
Enforcement by Suit – The Board may file suit in the name of the Association against an owner to collect delinquent assessments.
Enforcement by Lien – The Board will file a record of lien in favor of the Association against any lot with a delinquent assessment.
More details can be found in Section 7 of the Covenant for Assessment in the Covenants, Conditions, and Restrictions.
If you wish to request a variance to the Covenants, Conditions, and Restrictions, please complete the Request for Variation form and submit it along with any related photos or amplifying information to info@sundanceridgehoa.com. All requests will be reviewed by the HOA Board of Directors during the next scheduled Board meeting.
If you are unable to attend a meeting, consider forwarding a completed Vote Proxy Form to delegate another party to vote on your behalf. This is not needed for spouses, but if you would like a neighbor or relative to be able to speak or vote for you. Return the completed form to an HOA Board Member.
